All rates are in U.S. dollars. Add 17% room/sales tax and optional gratuity on nightly stays (tax waived on prepaid monthly rentals). All major credit cards, P.O., direct bill, airline and vouchers accepted. Check-in time is 4:00 p.m. and check-out time is 11:00 a.m. at all locations. Early bag drop & storage at the inn is welcome. All locations are strictly non-smoking and smoking at any property will incur a $500 remediation fee. Children over 12 are permitted at the inn and over 10 at the apartments. Younger children are permitted at the inn if the entire inn is reserved. Call for special situations. Standard FedRoom terms and conditions apply to FedRoom reservations. Government rates are self-serviced, self-catered, additional fees apply to some amenities. Two-night minimum applies in summer, or single night surcharge applies. Pearson’s Pond Luxury Inn and Adventure Spa inclusive rates (retail and certain web rates) include flexible self-serve breakfast, snacks, hospitality hour, yoga mats, business center, internet cable & Wi-Fi connectivity, hot tubs, sauna, boats, kayaks, bikes, assorted skis, binoculars, media library, games, BBQ, campfire & more. Each bedroom area has one queen bed, some living areas have a twin sofa bed. Twin rollaway beds are also available. Connecting rooms and off-site, self-serve/self-cater, one and two bedroom apartments are also available. Fedrooms/government & some special rates are self-catered, self-serviced and may incur additional fee for utilized services, such as internet, parking, food, gym, & recreation equipment, housekeeping, laundry, etc.

Room & Tour Reservation/Payment Terms:

In summer, a non-refundable deposit equal to one night’s stay plus tax for each room, or 25% of the full reservation amount (whichever is greater) is required at time of reservation. Balance is charged 60 days prior to arrival. Tours will be billed 30 days prior to arrival or at the time of tour reservation, dependent on tour operator requirements. Tour charges are non-refundable once charged unless the tour is cancelled by the tour operator. FedRoom balance is due on the day of arrival.

Room & Tour Changes/Cancellations:

Please tell us of any possible changes or cancellations ASAP, as it is difficult to rebook on less than 90 days’ notice. Travel insurance is strongly suggested (available on the web or from your local agent, and may cover a variety of concerns including illness, death, transportation, employment, natural disasters, etc.) Cancellation/change notice must be made in writing at least 60 days prior to arrival and will incur a cancellation fee equal to the amount of the first night’s stay or 50% of the total reservation amount, whichever is greater. Additional tour operator cancellation fees beyond the deposit may also be assessed, dependent on tour operator policies. Changes or cancellations for either accommodations or tours are not permitted within 60 days of the arrival date. If late cancellation request is made, all reservation amounts will then become due in full. By making the reservation, you agree to these terms. If a reserved tour is cancelled by the tour operator or for weather or mechanical reasons a refund will be provided. Trip planning fees are non-refundable. Again, travel insurance is strongly suggested.

Minimum Stay in Spectacular Summer Season (May through September):

A two-night minimum stay is required at the inn (single night supplement available for $150) and a six-night minimum stay is required at the apartments.

Extended Stays:

Weekly, monthly and annual stay discounts are available and vary by duration and season. There is a $100 non-refundable cleaning fee charged for all apartment reservations. A la carte rates available for off-season per diem accounts. (FedRooms excepted). Call for additional information.

Wedding Terms and Conditions

Wedding Reservation/Payment Terms and Changes/Cancellations:

A non-refundable $500 “Save the Date” deposit is due when the reservation is made. Additional non-refundable deposits may be required based on amenities selected (i.e., professional photography, videography). The balance is due in full and becomes non-refundable 60 days prior to the arrival date. Any change or cancellation must be received more than 90 days prior to arrival and will incur a cancellation fee equal to 50% of the full wedding amount, plus the cost of all incurred expenses; including but not limited to purchased supplies, consultant time, and special services.
