Included: Unless otherwise noted (i.e., on government, Fedrooms, corporate or other self-service discounted rates), rates at inn include year-round expanded continental breakfast and in the summer (May through Sept) hot breakfast entree and late afternoon snack & beverages, wi-fi, office, fitness and recreation equipment, laundry facilities, concierge assistance, etc.

Open Year Round: Check-in is 3:00 p.m and check-out is 11:30 a.m.. Bag storage is available.

Minimum stay: May through September there is a two-night stay requirement or depending on availability we may accommodate one night with a $100 single night surcharge. No minimum stay applies from October through April.

Tax and Gratuity: Add 17% combined room/sales tax, fees & optional gratuity. If your stay is 30 days or greater, taxes, fees and gratuities are waived. Currency: Rates are in U.S. dollars. Major credit cards accepted (American Express, Discover, Mastercard and Visa.)

Extra persons: $50 per person fee applies. Children: The serene environment appeals to adults. Children under 12 allowed at the inn with prior approval from owner. We are a non-smoking and pet-free facility.

Room Assignments: Room assignments within each room category are made on arrival based on availability.

Retail/Rack Rates Summer 2011 (May through September), based on double occupancy: Premium Demi-Suite: $599 per room; Deluxe Studio: $499 per room; Off-site Condos: $319 per unit.

Condo policies vary as follows : Condos have a minimum 6 night stay. For stays greater than 30 days, there is a $100 non-refundable cleaning fee required at the time of reservation. Condo rentals are always self-serviced and self-catered (no food, self-clean, no service, un-hosted, etc..) Condos are located approximate 15 minutes from the inn.

Reservation prepayment deposit and guarantee: Required at time of reservation; equal to first night at inn or condo. Weddings require a non-refundable $500 deposit at time of booking. Full balance is due 30 days prior to arrival.

Cancellation or change notice required. Please tell us of any possible changes or cancellations ASAP, as it is difficult to rebook space once it has been taken. Travel insurance is strongly suggested (available on the web or from your local agent, and may cover a variety of maladies from illness, death, transportation, employment, natural disasters or other issues). We are a small, five-room inn (with two off-site condos) thus cancellations greatly impact us.

Cancellation/change notice must be made in writing at least 30 days prior to arrival (90 days if reserving the entire resort) and will incur a 20% cancellation fee of entire booking (including tours/packages.) Total reservation amounts, including tours and services, are non-refundable if cancellation notice is received less than 30 days prior to date of arrival. By making the reservation, you agree to these terms. Trip insurance is recommended.

For tours, massages, services such as photography or other requested arrangements made on your behalf have the same cancellation notice and time requirements. Some tours and services reserved (like photography) may have a cancellation fee greater than 20% which you will be advised of at time of reservation.

If a pre-booked tour or charter is weather- or mechanical- cancelled or the tour operator otherwise must cancel, a refund will be provided. Trip planning fees are non-refundable.

Wedding Cancellation Policy: There is a non-refundable $500 wedding deposit. Minimum of 50% forfeited if cancelled beyond 60 days prior to wedding. No refund if cancelled within 60 days prior to wedding.  Changes are a $50 per change per vendor (i.e., if we change the time of the wedding after it's been confirmed, we have to notify the driver, photographer, florist, tent rental company, etc., which would be 4 vendors x $50 = $200.)

Again, travel insurance is strongly suggested. It is widely available on the internet.

Fedroom Terms/Rates: Per Diem with GSA FedRoom terms on Deluxe rooms/condos set aside for Fedroom rates. Excludes Premium Suites.
